Remodel of an existing 10,000 square foot poured concrete ice house with connection of a new 30,000 square foot, ten room, twenty-two suite, three story wood framed hotel with roof top deck. Existing structure was converted into a main lobby, hotel bar, conference room, ballroom, gentlemen’s parlor, and floral shop.
Construction Manager at Risk charged with design input, and building project scope and budget. Assisted with design in conjunction with architect, engineers, and project owner based on both regional and industry knowledge. Developed and implemented sub-contractor scopes of work to minimize scope gaps, as well as developed bidder interest in project. Provided full open book policy throughout bid letting and sub-contractor selection in tandem with owner. Developed GMP once plans were 95% complete. Provided day to day on-site management of the construction project, including but not limited to, daily logs, up to date as built drawings, project scheduling, procurement and coordination, as well as hosted weekly owner, architect, and contractor meetings to keep the project on time, in budget, and project teams working in unison. Provided review of all sub-contractor pay applications prior to review of architect to ensure completeness. Complete management and tracking of punch list and closeout documents prior to final completion.
